Lost
Creek Estates is a 64 parcel, high end subdivision on 262 acres in the
Hidden Valley basin between Rathdrum Mountain and Hauser Lake
The
average parcel size is 1.15 acres. The project is sited on a rim overlooking
the Rathdrum Prairie with breathtaking southern views of mountains and
the Prairie. Some parcels look up the Hidden Valley basin toward Rathdrum
Mountain.
The
project is being developed in three phases. Phase I has been built and
includes 16 parcels. It is defined by a landscaped entrance off Winch
Road that includes a waterfall and water feature that flows from one side
of the entrance to the other, under the entrance bridge.
There
is also an architecturally designed covered bus stop on the west side
of the entrance for school children. Each phase will be defined by an
individually landscaped entrance. Phases 2 and 3 will be constructed as
market conditions dictate.
The
Developers’ Vision of Lost Creek
The
Project’s 262 acres is an Idaho gem nestled conveniently between
a major metropolitan center: Spokane Washington and one of the West’s
most beautiful and popular resort destinations: Coeur d’Alene Idaho.
Driving distance is approximately 15 minutes to either city. Major transportation
routes, US Highway 90, State Highways 41 and 53 are within minutes of
your home.
This
property is one of the few untouched, timbered parcels in an area of rapid
growth, where much of this type of land has been subdivided into higher
density, suburbia type subdivisions. The previous owner was a leading
timber company in the area that realized the property’s potential
and, even though it was managed as a timber farm, they were excellent
stewards of the land. With selective cutting done over many decades they
created diverse stands of mature firs and pines, intermingled with pastoral
meadows. Lost Creek is a year round stream that flows through the middle
of the property providing breathtaking vistas and habitat for Idaho’s
famous wildlife and greenery. It also supports a nice population of brook
trout.
Our
vision was to retain the beauty, allow a limited number of sites for homes
and set aside the majority of the property as a nature conservatory for
the exclusive enjoyment of the residents. Parcel sizes average just over
an acre each and have generous stands of native Idaho evergreens. Many
of the home sites have breathtaking views: some to the south overlooking
the prairie, distant mountains and city lights at night and others looking
up the Hidden Valley Basin toward Rathdrum mountain. We are developing
the property in three phases. Each phase has its own separate entrance
and the sensation we are trying to create as you drive in is “wow,
I have arrived home” and it will give you a warm, fuzzy feeling
that you’ve made a great choice to live on this site in North Idaho!
What
connects the 3 phases is the 3 1⁄2 mile nature, hiking trail. Some
residents will certainly enjoy the feeling of being “one with nature”
as they mosey along the path, following gorgeous Lost Creek and then stop
on the timber framed bridge to take in the magnificence of the creek as
it tumbles toward the bridge, only to pool up a bit before falling and
flowing to the south. They may even stop along the creek to enjoy a mid-day
picnic on a huge, overhanging boulder, watching and listening to the pleasant
sounds of the water rushing by. Others may revel in the anticipation of
a daily bicycle or jogging work out along the trail’s 3 1⁄2
miles or may decide to do multiple circuits, training for Coeur d’Alene’s
annual Triathalon or the nationally televised Ironman competition; or
use the trail system to leisurely stroll and visit neighbors. In the winter,
you might want to try cross-country skiing or snowshoeing.
We
think many of you will enjoy the convenient location of being equally
close to Spokane with it’s international airport and major shopping
areas and Coeur d’Alene with year round recreational activities,
whether it involves Lake Coeur d’Alene or one of the many other
local lakes or rivers, golf courses or winter activities such as skiing
or snowmobiling.
